Can a non-Rwandan citizen own a property in Rwanda? Yes. Buying Real Estate in Rwanda as a foreigner is possible but subject to several ownership limitations.

 

Here are the 5 steps that foreigners have in common in the process of buying real estate in Rwanda.

  1. The first step, look for the latest sales, auctions of properties available on www.houseinrwanda.com or contact one of our real estate agents featured on our platform will be happy to help you with any questions that you might have.
  2. Next, the seller must present proof of ownership. At House In Rwanda, we always check all the relevant documents from the seller, so you don't have to worry about it.
  3. Then you and the seller make a "Sales contract", on which the seller expects a small deposit
  4. Then you and the seller go to the local administration ("Umurenge") where you hand over these documents, as well as a copy of your passport (you must present the original passport there, a copy is not sufficient). The sellers will present the same identification documents and, if applicable, the registration papers of the company. This begins the process of transferring ownership to your name. At this stage, the seller will give the property papers to the land agent. Note that immediately before this the full amount will need to be paid by bank transfer. If you are buying the property in your own name and that of your spouse, you will need a written, signed and notarized power of attorney from them if they are not present at the office. A copy of their passport should be attached to this, along with the number given in the power of attorney.
  5. The local administration will prove the application and all the documents presented and then begin the process of transferring ownership to you. The process of changing ownership and obtaining the documents takes approximately 1 to 2 weeks.
